The biggest differences: 1. Lower property taxes & home prices 2. Grocery stores close at 9 pm. The only things open all night are the 7-11 & the CVS. Notice I said "the". There is only one of each. 3. You will have to drive 15 minutes to get anywhere 4. Limited restaurant choices / cuisines -- although it gets better every year 5. It's dark. There are no street lights & you can see the stars 6. There really will be deer, bear, fox, turkeys & coyotes in your yard A couple of bald eagles also live in the lake & it's really cool when you spot them 7. There are no shopping malls at all in the entire county. 8. You can't always get NY radio stations to come in without static 9 We get a LOT more snow than Bergen County. 10. The "what exit" joke makes no sense up here 11 You are closer to PA then NYC 12 Public transportation is limited. You have to go out of county to catch a train. 13. Many people who live here, came from there 14. It will take you 2x as long to get anywhere as you though. Traffic on Route 15 & 206 -- the ONLY ways out of the county sucks at rush hour. 15. this is farm country What else do you want to know?

You can hop over to Route 23 as well but it takes a bit.  Sparta is not farm country.  The rest of the county may be but Sparta's not.

I've lived in Sussex County for most of the last 25 years.  What questions can I answer for you?

  • I live in Wantage and it's not that bad.  I think Sparta is a very pretty town.
  • I just bought my first home in Sparta (Lake Mohawk) in December.  My fiance and I LOVE it.
It is not true that the grocery store closes at 9pm.  Stop & Shop is open until midnight.

Don't let anyone scare you about the traffic.  I take Route 15 to 80 every morning on my way to work (I work in Madison 9-5).  Traffic is not that bad.  No worse than anywhere else.  I used to commute from northern passaic county on 287 and that was just as bad, if not worse.  It's NJ.

There are plenty of restaurants to choose from.  Mohawk House is great.  I'm also a fan of Kroghs for pub food and beer or there is a nice Italian restaurant on the boardwalk.  Also, if you buy in Lake Mohawk the Boardwalk Club Restaurant is very good.  There is pizza, Chinese, sushi, subway and a couple cute cafes with more high end food.  I think there is plenty to choose from.

Taxes are much lower.  This was a perk for us.  We were looking in Passaic County but it was insane.  We have more house and more property for less.  Lake Mohawk is also great about snow removal.  The roads are owned by the association and they really keep them clean in the winter.  You are right on the boarder of Morris County which is nice.  The Rockaway Mall is only about 20 minutes away.  There are clothing stores at Olde Lafayette Village which is 10-15 minutes (from Lake Mohawk).

Sparta is not farm country.  It's beautiful.

If you have any other questions, ask.  :)
