DH and I found a house online so we called the real estate agency to see if we could see the house. We don't have a buyer's agent and never considered signing with one.
Well, the agency who had listed the house sent out a buyer's agent instead of the listing agent. This guy didn't have a clue about the house. DH and I knew more just from reading the info online. He did find out the answers to our questions and email us within a half hour of leaving the house.
So, is this a normal thing to expect? And if we decide to put in an offer on the house, do we have to go through the buyer's agent?
Re: buyer's agent question
The listing agent has the sellers' interests as primary
A buyer's agent has YOUR interests as primary.
You do not need to sign with an agent, but the agent that shows the house will generally be the one representing you if you decide to buy the house. He sounds responsive to your needs. Remember agents cannot know/remember the details of all the houses on the market as it changes daily. He got back to in a timely manner.
Thank you for the response. I really think this guy just rubbed me the wrong way from the start. I called on Thursday morning asking to see a house on Saturday. The receptionist put me through to this agent, who happened to be OOT Saturday. He said he could meet us that night. I agreed.
We get to the house and he didn't bring along the disclosures. He didn't even know if the dryer/stove were gas. He didn't know how big the property was. Nothing. I didn't expect him to know everything, but he was horribly unprepared in my mind.
He did get back with us quickly, but he would not be my choice as a buyer's agent. We decided against putting an offer on this house, and I wonder if it would have been "sold" to us more if we would have loved it more.
I think finding the right buyer's agent can make a huge difference. You can get a hold of the same person and they will help arrange the showing instead of dealing with various agency receptionists and listing agents. Eventually, your buyer's agent will get a feel of what you're looking for and can even suggest some houses for you.
Then again, my sweetie and I are first-time buyers and a lot of this is new to us, so maybe that is why we find a buyer's agent so useful. If you and yours already have a good idea of the process, you may not need one.
