Inspection Questions

Has anyone had a septic and well inspection? H and I are buying a farm house built in 1889 and the house has well water and uses a septic system. This is not a short sale or "as is" sale, so we plan to negotiate any repairs needed and I'm just curious how much this might cost us.

Any ideas?

Re: Inspection Questions

  • If I remember correctly, the well inspection was $150 (we opted to not get the peak flow test) and septic was $350 in the Washington DC metro area.

We just had a home inspection done for our house we are buying. My husband borrowed from the library Mike Holmes' book on inspections. It was great, filled with questions to ask, what to look for. The inspector we worked with was impressed with the questions my husband asked. Highly recommend it.
  • We had a home inspection done on a house that we were going to buy.  The cost was $505 for the home, septic and radon test.  If we had actually went through with the purchase, we would have had to get a mandatory well test for $600.

I would suggest getting them done.

  • Just to follow up, we have our inspections scheduled for next Fri.

    $495 for just the septic.

$575 for the house, 2 barns, radon & termites.

The seller is paying the the well water test.

I sure hope we don't have to walk away after sinking over $1,000 into this property!
