Buying A Home

Home Bulding Advice

My husband and I are thinking about building a house in the next year and a half.. I finish school in November, so a few months after I start working in my field we want to list our current home and if we choose to build, we wouldn't do it until our current house sold.  We've already found land we are interested in and I've researched a few home builders and gotten a few prices on base models.  I just have a few questions.. 

Of course the cost of building a home differs on what you want, the area, the market, etc and I realize that... but, for those who have built a home using a company who has plans and whatnot of their own, how much more than the base price did your home end up costing?  The base model we are interested in is around $240,000 and we already know there are some things we'd like to change, so I feel like I need some sort of idea how much more it would be to feel more comfortable. 

Also, I know some people who have built homes using their own contractors and whatnot instead of a home building company.. they've said it's easier because you can shop around for products instead of just choosing what's been presented to you... but how do you know which route is more cost effective?  Hiring your own people or working with a company that has everything already?

We've also been considering modulars but in some cases they can be more expensive than stick-built homes...

I know we have quite some time before making any decisions.. but I'm a researcher, so this stuff will undoubtedly drive me insane until the time comes to make a real decision :)
