Hi ladies. Have a question for any of you who rent out a home. Long story short, DH and I both had houses when we got married. I moved in with him and since we were unable to sell mine, we've been renting it the past 2 years. Its been working out pretty well and we have a tenant who wants to renew her lease.
I currently do not have a realtor (we had a property manager who was 'managing' the place, but that meant the renters contacted her and she contacted me, and I still did all the work) so we parted ways with her when our contract was up. Should I be contacting a new realtor to get a new lease created, edit/update the lease from last time with the dates changed, or just find a lease renewal form on the internet and use that? Any opinions about what would be best, especially from people who are more experienced with this would be seriously appreciated.

My parents own a few rentals, and I do all of their bookeeping. So I just found a lease online, and edited it accordingly. Since both of their houses are located where farm machinery is stored, there was information added regarding the sheds being off limits and things like that.
I found it to be user friendly, and they have been using them for the past 6 years. The only reason I would look into a new realtor is if you want someone for the tenant to contact. But since this is a tenant who has been residing there for a couple of years, and has been a good tenant, then I don't think you should have a problem with writing up your own contract.

We are currently renting and just renewed our lease a couple of months ago. With the renewal, our landlord kept the realtor out of it and took out the part of the contract in which the realtor was mentioned, but kept the other terms the same. Unless you aren't comfortable dealing with your tenants directly, I don't see a reason why you can't just update the existing lease with new dates.
