Yeah, the comps are killing us, and it's not getting any better.
I did replace the shrubs with flowers, but I live here, and wanted to maintain them. I'd imagine that shrubs are a landlord's dream for landscaping.

We have some good friends who owe about $80k on their house, and its worth about $40k right now.
They had been trying to sell for years (probably 2 or 3) and finally gave up, rented it out, and bought another house. They will be renting that house for a long time before they can break even.
So is this another rental or an actual home for you?

Reluctant landlords? That would be us, too. I'm glad that we were able to move forward after settling into renting out our Chicago condo. It isn't always an option, but it has worked out well for us. And by the looks of the market, it will work in Henry's favor as well. If he ever wanted to got to college in Chicago, he has a nice little pad waiting for him. Though we discussed already that he would have to pay some sort of rent
Yup, they started out as reluctant landlords. But now they see us buying houses for dirt cheap and bringing in positive monthly cash flow off the bat, and they are starting to ask questions and talk about getting in the game as well. We'll see. They joke about it a lot, I think they are starting to think more seriously about it.

A job came up for Mike. It was a great opportunity for him and we had always planned on moving back to be close to our families. So far, so good.
Thanks! I didn't HATE the job I'm leaving, so that made it a little rough, but the new opportunity will be so much better for me. Fortunately, the people I currently work with can see that and are happy for me.
