What's the last $$$ reno you've done to your house?

Our house needs a lot of work, but I've been too conscious of spending big money (like more than $10k) to have any work done, plus we are worried about putting too much cash in and not getting it out at resale (this is not our forever home). 

When we first bought this house, we put in about $25k cash into a kitchen reno, plumbing, and electrical.  The last big cash outlay we did was $2k on landscaping.

  • 4 years ago we ripped the roof of our house and added two floors, that was $100,000 renovation. We are still finishing the interior slowly ourselves but the exterior was done in three weeks!

    The house is in an amazing location but had one closet and a galley kitchen. We originally wanted to just add to the back of the house but the town would let us.We have had it appraised and we didn't loose any money not that we plan on selling anytime soon.

  • We haven't really spent a ton of money on this house, just because it's not worth it at all. We spent around $500 on a kitchen "reno" (replaced the counters, moved stuff around, replaced the dishwasher, removed ugly tile from the backsplash and replaced the drywall where it was destroyed) and we spent about $2,000 on replacing every inch of water pipe in one wall (the only wall with pipe in it) because it was necessary.

    "We" also spent $5,000 on a new roof, but the insurance company paid all but $500 because it was wind/hail damage.

  • Last summer we had 30 windows replaced in our 1918 house for around 30k. Our next big $$ reno will be our kitchen. Can't wait!

  • We put $2k into our bathroom remodel.

  • In 2008-09 we put on a new roof & gutters (was ~$17k, luckily almost all covered by insurance) as well as new windows on half the house at almost $6k.  Last year we replaced the portico on the front, that was about $3k.

  • We just moved last July, so we've spent a lot of money on the new house. We spent about 3k having a stamped concrete patio poured, 3K on a fence, and probably 10-12K on finishing the basement so far (drywall, cabinetry, plumbing, tile, etc). There's probably more that Im forgetting, but we had most of the money we spent saved up in anticipation for said expenses.

    this looks awesome!! I especially love the covered porch!!

    We're 4 weeks into a 6 week basement finishing project that is costing us about $42K. It's adding about 1500 sq ft to our living space so I'm really excited.

    After 5 years of TTC, 3 IUIs, 5 IVFs, 2 FETs, multiple losses and an adoption that wasn
  • Master bath remodel that was about $10k in the end.  We still need to do the backsplash on the vanity and have everything, we've just been lazy to do it.  It was 50% DIY and 50% contracted.

    ETA: Just to give you an idea, we spent about $6k on our new deck and $10k on re-siding.

  • Kitchen.

    Next will be siding and windows (probably in 2 yrs)

  • We're in the midst of a kitchen renovation, which should end up around 30k. We took the room down to the studs, added insulation, new electrical, moved doorways, and removed walls.  It's been a long process with a lot of DIY and I'm ready to be done. 

    Next up new siding.

    I always hated our siding and one summer a big windstorm came through during DS's b-day and ripped off our siding.  It was aluminum and they could not find a perfect match to it in vinyl, so our insurance paid for the house to be re-sided. I think we ended paying about 2 grand OOP, but it could have been so much more.  It has made a HUGE difference!

    This seems like a great price for everything.  I'm assuming our kitchen re-do will be similar, except we need a new fridge, dishwasher, and microwave (the stove is fine), and no cabinet painting.

  • added a bathroom in space which was used as walk in closet - about $8000

    i have not been able to add the amount of money we have spent so far for gut due to puff back.

  • Not much as our house is only about 6 yrs old. I did just spend about $1,000 so far on our "makeover" which included paint, mdf trim and some flooring. I will probably need to spend about another thousand to finish things up. If we have the money I plan to get new kitchen appliances this summer, so probably another $7-8,000 (b/c I have to have the new Electrolux induction range- and all the other appliances must match).

    We added an endorsement to our homeowners insurance to cover siding (so if one side is damaged and can't be matched, they replace it all) and I was kind of disappointed the storm that totaled our roof didn't damage the siding too. It's such a weird color!

  • Overall, we've spent around $40,000 in our house but that has literally been everything inside and outside over the past 5 years. We could still break even, but it's still upsetting. I would have loved to tear down some walls and put in a kitchen I really dreamed of with a big island and granite countertops, but with the LCOL area we live and the fact that we bought at the height of the market, we just couldn't stick that much money in this place.

     Anyway, my best advice is to save and pay cash for everything, look for smart ways to save (like IKEA has 20% off kitchens right now), and don't go overboard. As long as you take it one step at a time you should be fine! GL!

  • We've never done a big cash reno to a house.  About the most expensive thing we've done was upgrading the electrical in our old house, but the prior owners contributed more than half the cost for that.

  • Last year we got a new roof (~$10K) and two months later, the downstairs A/C unit broke ($6K). I know those are more maintenance things but still. Unfortunately, we bought at the peak of the market or close to it. We have already put close to $40K in the house and have not done the kitchen or bathrooms!! Those are functional but ugly. This is not our forever home but we will have to do improvements and stay put for years.
  • Last year we re-landscaped our entire lot and put in a new HVAC system.  This year it will probably be a roof.

  • We just had the soffit and fascia replaced and the painters are here today to pressure wash the house and get started painting tomorrow.  I'm so excited!!  Total for both exterior projects just under $5000.

    Next up, kitchen reno and backyard deck addition.

  • We haven't done many major things:

    $5 - $6k replacing all the windows

    probably $2k total -- changing up our built-ins (adding a center entertainment unit and a bridge over the top and changing the doors and trim) and painting all the paneling in that room

    $2k -- new gutters

    We'll need a new roof in the next few years, and are also planning a kitchen reno and a bath reno.

  • About 4 years ago we did a complete gut and redo on our house. Tore it down to the foundation and left 2 exterior standing walls, then rebuilt and added a second floor.

    The basement was left unfinished, so we're in the final stages of finishing our basement. It's been about an 8 month process (doing 95% of it ourselves) and will end up being about $30K for a guest room, craft room, 3/4 bath, and family room (total ~1000 sf).

  • We totally gutted and remodeled the kitchen.  It turned out great, but I wish we would have started with something smaller so we could learn more about the process.

  • This house we've been in less than 2yrs & the only big thing we've done is redoing the backyard...Tore out the fence, patio & sod...added back a taller fence, large patio, sod & sprinkler system & a mulched area for the kids.  It was about $16K.

  • Our kitchen but it wasn't that bad for what we did since we didn't replace cabinets and my dad is a contractor.

    Other major expenses:

    - landscaping

    - cedar pergola for the back patio

    - wood floors in the dining room and master bedroom

     

    Next up:

    - wood floors in the nursery, office, and master closet (goodbye carpet! we will have no carpet in the house after this).

  • Well, we moved into a new construction home in October 2010, but there were a lot of expenses that added up after closing:

    2,000 - window treatments

    2,500 - interior painting

    4,000 - landscaping

    4,000 - a/c unit

    5,100 - Fridge, washer, dryer

    This year we will be adding some landscaping, getting a play structure for the backyard for DD and I want to add some exterior lighting.

  • We've never spent $10k on one rennovation.  Our bathroom remodel was around $4k all at once, but we did all the labor ourselves.  The house pintucking was only $2k.  Most everything we do for cheap, but we haven't rennovated a kitchen...yet.
